Warrington's Local RICS Surveyor and Valuer

I’m Graham, an Associate Member of the Royal Institution of Chartered Surveyors (AssocRICS). I’ve lived in Warrington for over 20 years and have strong generational ties to the area. For a more detailed view, our level 2 surveys delve deeper into the property's structure, identifying potential issues and providing in-depth analysis.

(Building Survey)

Our level 3 surveys offer the most extensive assessment, including a detailed inspection of the property's components, materials, and any defects present.

Valuation Report

Drone Survey

Every RICS Level 2 and Level 3 survey we carry out can include a full drone survey of hard-to-view areas, such as chimneys, roofs, and gutters, at an additional cost. This would be pending the weather on the day of inspection.

RICS Level 2 Surveys
(Homebuyer Report)

Ideal if the property is modern, in reasonable condition, and hasn't been significantly altered.

  • Property inspection by an RICS qualified surveyor

  • A visual inspection of the inside and outside of the property (no moving furniture or lifting floors)

  • Clear condition ratings (traffic light system) to show how serious any issues are

  • Identification of urgent or significant problems that could affect the value

  • Observations on the property’s structure, walls, roof, windows, and more

  • General advice on repairs and ongoing maintenance

  • A brief overview of services like electrics, heating, and drainage (not tested)

RICS Level 3 Surveys
(Building Survey)

Recommended for older, larger, extended, or run-down properties.

Includes everything in Level 2, plus:

  • Detailed inspection of accessible areas including roof spaces, under floors, and concealed parts (where safe)

  • In-depth analysis of building structure, fabric, and construction

  • Description of defects, their probable causes, and potential consequences

  • Detailed guidance on repair options and timescales

  • Prioritised repair recommendations

  • Commentary on alterations, extensions, and past works

  • Identification of possible hidden defects and further investigations needed

  • More detailed advice on future maintenance

  • Tailored advice to suit renovation or refurbishment plans

Valuation Report

A RICS Valuation Report for non-lending purposes

  • A market value assessment based on comparable sales

  • Description of the property, location, and general condition

  • Assumptions and any limitations clearly stated

  • Valuation date and purpose of the valuation
